In spite of the sluggish economy, the Henning Team has sold eleven properties since the beginning of the year 2008. Nine of those sales were in our favorite community…. Since the stock market is experiencing severe lows, AIG ‘s downfall, Lehman Brothers and Wachovia buyout, etc. there is not a great deal of “good” economic news these days. However, on the positive side, with the government’s bail-out program of $700 billion, the Feds cutting the interest rate by .5%, gas prices reaching a new low of $3.40 a gallon, banks still lending money and at rates under 6%, we’re optimistic about the coming real estate season. One of the expectations of the bailout is that it will provide a floor for real estate to diminish, if not halt foreclosures. Economists indicate we have reached bottom in the residential market, and prices have stabilized in southwest Florida. The nation, and Naples in particular, are showing signs of a favorable rebound, with pending home sales up 7.4% nationally (which is over 8% higher than a year ago). This is largely due to improved affordability and low interest rates as well as investors who are finding that real estate is a better long-term investment than the stock market. Naples pending sales figures have increased monthly and are above the totals reflected in ’06 & ’07. Marco Island’s monthly amounts are equal to or greater than the same months in ’06 & ’07.

Money Magazine ranks Collier County the 4th best place in the United States to live for long-life expectancy. The average expected age is almost 81 years. Montgomery County in Maryland was rated #1.

House Bill 601 was just enacted that allows the Association of a condominium to require owners to show proof of insurance annually. If the owner fails to provide insurability, the Association may purchase insurance on the owner’s behalf and access the unit owner the cost. This was a result of many units going un-repaired after recent storms due to lack of insurance.

RENTALS To assist those people who wish to rent their home in the area, following are available units for the coming season. If you know of anyone looking to rent a unit in Paradise this season, just have them call the owner at the number listed, and make their own rental deal.
